Coleman & Patterson can sell property with the traditional live public auction method and with our fully interactive website where buyers can bid from the comfort of their home or office. If you are considering an auction, feel free to contact us and we will gladly prepare an auction proposal to help you decide which method will yield the best results for your property.

How do I sell property online?

Once you have created an account on this site, you may click on the “Add a Listing” button located on your my account page. You will then be asked for personal and property information, i.e. MLS#, square footage, bedrooms etc. After you enter all pertinent information, including a minimum of 5 property photographs, you will electronically submit the listing to Coleman & Patterson for review. Our office will then review your listing and within 1-2 business days present you with an “Agreement to Conduct Online Auction” which will include all conditions and related expenses for your property. The property will be placed on the online auctions page of www.colemanandpatterson.com and the auction process will begin upon receipt of signed “Agreement to Conduct Online Auction” and payment of advertising.

Auction Process

Pre Auction - All new listings will immediately be marketed for online auction to begin 7 days from the date of final approval. This will allow time for promotional signage and advertising to be implemented, and allow buyers to begin their due diligence.

Auction - Our preferred online auction period is 14 days. This will allow sufficient time for bidders to place bids on the property, while also keeping the sellers time concerns in mind. Specialty online auctions may require longer time periods.

Post Auction – If the final high bid amount meets the property’s reserve price, the auction is final and closing arrangements will be made. If the final high bid amount does not meet the reserve price, the property will be placed in post auction for 7 additional days, during which time all highest and best offers will be requested for seller consideration.

How much does it cost to sell?

Coleman & Patterson strongly encourages the listing representation of a licensed real estate agent. Real estate agents that agree to the terms of our Realtor Marketing Alliance will have a financial incentive to promote, maintain, and represent the property in a professional manner during the auction process.

Direct costs to sell property include seller paid commissions and advertising expenses. Sellers listing property without a licensed agent will be charged a commission of the final accepted high bid amount. With the services of a licensed listing agent that accepts our Realtor Marketing Alliance, Coleman & Patterson will waive all seller commissions. Auction success is greatly enhanced when realistic pricing is combined with aggressive promotion. Advertising expenses vary with each property and are generally less expensive with online auctions. Upon review of your property listing, we will submit the cost to properly advertise your auction, and you may then decide to move forward with the auction process.
