Bank Ordered Auction!!! Coleman & Patterson is pleased to offer 83.44 quality acres just North of Honey Grove, TX at FM 100 & CR 2760. The property was surveyed into 8 10.43 acre tracts prior to foreclosure. The divided parcels identified as TRACT 3-10 will be sold via the Choice Auction Method. This means all 8 tracts will be available individually, in combination, or as a whole to the winning bidder.
Auction will be held On-site the afternoon of Friday, November 12th at 1 p.m. Registration will begin at 12 p.m. You will need to bring a cashier check of $5,000 made payable to yourself in order to bid. The winning bidders will complete the Auction Sales Contract and submit earnest money deposit immediately following the auction. Please review the Terms and Conditions and Auction Contract below.
How the bidding Works?
Bids shall be made as though “Only 1” tract is available. The winning bidder must then select one of the following choices….
· Choose tract of preference (Price = High Bid + Buyers Premium)
· Choose any combination (Price = # of tracts x High Bid + Buyers Premium)
· Take it all (Price = 8 x High Bid + Buyers Premium)
EXAMPLE: John Doe is the winning bidder @ $30,000 and chooses the combination of Tracts 9&10. John will pay $30,000 x 2 = $60,000 + 5% Buyers Premium for a total contract price of $63,000 for 20.86 acres.
If one or more tracts are not selected by the winning bidder, the remaining property will immediately be auctioned under the same terms and conditions until all property is under contract. Combinations must be adjoining tracts.
